Vakil Hosur Hills - Why one should invest in Hosur ?

I recently booked a property here. It costs around 800/sqft for land, 1800/sqft for constructions ( approximately ). Personally, I liked this area and this project.. Even we can shift here , if we dont require the Bangalore tag.

Why to invest here ?

- There are plenty of articles ( including the one from this fellows ) on the web. What I have seen, property value increased tremendously in this area over a period of time.

- There is no single posh locality in Hosur. This project is the first (of few ? ) one to be of this type. It is beautiful inside, take a look into the pictures ( shot at those places ).

- Decent price : In ~50L , you get around 1800+ sq ft land and 1700+ sqft house. Uncomparable to Bangalore.

- These guys (vakil) maintain the property well ( even though, we had some unwanted problem (with govt officials) with the other villa , we purchased from them, we liked the professionalism ).

- Normally, we expect some returns from the investments. In properties, we expect a rental return. Now these guys have some offer. They assure a rental of 12500, 15000, 17500 ( based on construction area ) for a period of 5 years. It is roughly around 4% return per annum. Pretty decent ROI, if we consider at least 10% appreciation per year.

- ~90% sold out. And ~25% is occupied now. The community is growing there. Once it reaches 75% occupied, the prices will shoot up due to demand. ( note, in most of the villa projects, the prices will be almost 1.5x-2x compared to the adjacent properties, especially the ones where the is good crowd. Check the prestige villas near whitefield, Fern properties around marathahalli).

- Hosur has a mixed crowd ( unlike Bangalore ) , ranging from labors to company heads. These premium properties will target the top end there. Hence the demand needs to be there ( even after 5 years ).

( There seems to be few resales on net. I'll prefer to stay away if we want to give it for rent. We need to find the tenants and the rent will be less than, what Vakil offers ).

- It is around 20 min drive to electronic city ( ~20km to electronic city on a 6-8 lane road ). Easier to reach from Hosur , compared to other parts of Bangalore ( except HSR, BTM , silkboard area, which has the access to elevated highway ).
